Verified Listing Policy
At NEXUS, we are committed to building the most trustworthy rental marketplace in London. Every listing displayed on our platform undergoes a rigorous verification process before publication.
1. Agency Verification
All letting agencies must provide proof of membership with a government-approved redress scheme (The Property Ombudsman, Property Redress Scheme, or equivalent). We cross-reference each agency against official registers before granting listing access. Agencies must also hold valid professional indemnity insurance and comply with the Tenant Fees Act 2019.
2. Property Document Review
For each listed property, we require the following documentation:
- Proof of ownership or management rights — demonstrating the agent's legal authority to let the property
- Valid Energy Performance Certificate (EPC) — rated E or above, as required by UK law
- Gas Safety Certificate (CP12) — for properties with gas appliances, issued within the last 12 months
- Electrical Installation Condition Report (EICR) — confirming the fixed electrical installation is safe
3. Listing Content Standards
Every listing must include accurate, up-to-date photography showing actual rooms and amenities. We prohibit the use of stock imagery, misleading descriptions, or "bait-and-switch" pricing. Listings are reviewed by our moderation team within 24 hours of submission; any listing that fails our quality checks is returned to the agent with specific revision notes.
4. Ongoing Compliance
Verified status is reviewed quarterly. Agencies must maintain current documentation and respond to any compliance inquiries within 7 business days. Failure to do so results in temporary suspension of all active listings.
5. Reporting a Concern
If you believe a listing on NEXUS does not meet our standards, please contact us immediately at info@nexus-london.uk. Every report is investigated within 48 hours.
